My husband and I are weighing the differences between buying a brand new home on the Peninsula, or buying an older home in excellent condition. Are there any advantages either way?

Mrs. Cooper,

The advantages of buying a brand new home are obvious, but there are several important items to consider. Number one is choice of location. Although you can probably find a very nice older home in almost any location on the Peninsula, your choices are extremely limited when house hunting for a new home. There are only a few places left on the Peninsula where new homes are being built.

The second consideration is cash money. New homes will generally require a substantial amount of cash for capital improvments, such as landscaping, patios, boundary walls, interior upgrades and possibly a pool or spa. Existing homes will already offer these amenities, sometimes available to a second buyer at a fraction of the original cost to build.
